House Rules Overland

House Rules:

  1. No local residents are allowed to book without special permission. Please inform us if you are a local resident.
  2. No parties or gatherings are allowed on the property.
  3. Smoking, vaping, candles, and incense are strictly prohibited indoors. Tobacco smoking is allowed outdoors with closed windows, and cigarette butts must be disposed of in the outdoor trash. Failure to disperse smoke or cigarette smell after cleaning will result in a $200 fine.
  4. Only dogs are allowed on the property with prior approval. Certain breeds are not permitted, and all dogs must be up to date on flea medication. Additional pet fees may apply, and any pet damage will incur an additional fee.
  5. Guests must comply with all local laws, codes, and ordinances. Any citation will result in immediate eviction.
  6. The maximum number of people on the property is limited to 6. Quiet hours are from 10 PM to 7 AM.
  7. Spray tanning, henna application, hair dyeing, and the use of glitter are not allowed.
  8. Guests are welcome to park up to two cars in the driveway, and one additional car is permitted to be parked on the street.
  9. Wet towels are not allowed on furniture or the floor, and shoes should not be worn on rugs, furniture, or beds.
  10. Guests should use the small black towels provided for removing makeup or products that may stain. Unsalvageable linens or bath towels will be charged to the guest.
  11. The home is not childproof, and children must be supervised by an adult at all times.
  12. Lock the home when leaving.
  13. Trash and recycling containers are located alongside the house. Please take them to the curb for early Wednesday morning pickup and return them to the side of the house in the afternoon. Do not leave any trash or food outside, except in well-bagged trash cans. If the outdoor trash can is full, tie the bags inside the house to prevent animals from making a mess.
  14. Consumables left by previous guests, such as condiments or snacks, may be available but consume them at your own discretion. The host takes no responsibility for consumables.
  15. Suspected use of illegal drugs will involve the authorities and immediate eviction.
  16. The property is for residential use only, and no business or filming is permitted without prior written permission.
  17. Please prevent dogs from digging in the yard to minimize mud being tracked inside.
  18. Service animals as per ADA laws must never be left alone and must be under control of the handler at all times. Approved dogs must be supervised and not left alone in the home for more than an hour or two. All dogs must be house trained and free from flea issues or destructive behavior.
  19. Do not move furniture. Any damage or extra fee incurred will be charged.
  20. Do not pour grease down the garbage disposal or sink to avoid damage. There will be a charge for any repairs.
  21. Burning candles or any flammable items that could pose a fire hazard is strictly prohibited.
  22. Additional charges apply for early/late check-in/check-out based on the hourly stay rate or nightly stay booking rate. Inquire for details.
  23. Only guests included in the reservation are allowed on the property. No outside visitors, parties, or additional dinners are permitted without prior approval.
  24. Tampering with outdoor security cameras, Wi-Fi, or covering them will result in booking cancellation with no refund.
  25. By staying on the property, you and your guests agree that the host is not liable for any accidents, harm, or actions involving minors, drinking, or illegal drug activity. Cancellation due to COVID-19 or illness will not be refunded. Travel insurance is recommended for such situations.
